Pricing a home to sell is the most important thing. The value of your home is the highest price a ready, willing and able buyer is willing to pay for it. At any given time, there is a large pool of qualified, motivated buyers for homes like yours. The objective when pricing a home is to attract these buyers, and to get them to buy your home, instead of some other house.
A common adage in real estate is 'sellers set the asking price, buyers set the selling price.' This has never been more true than in our modern Internet-wired world, where information on homes is easily available to anyone who wants it. This factor alone makes it difficult to sell homes for higher than their true market value. To a buyer, every home must justify it's asking price; if it doesn't, then it's on to the next house.
In order to determine just what the correct asking price should be for your home, I will develop a report known as a COMPETITIVE MARKET ANALYSIS (CMA, for short). This detailed report shows recent sales and homes which are currently for sale, of homes similar to yours, and allows us to see in black and white what homes like yours have sold for.
We will go over the CMA thoroughly, and I will explain what the information means to you. Finally, I will give you a price range which I believe your home will sell in, explaining the advantages and disadvantages of different pricing strategies, and an idea of how long it should take to get a sale.
It's sometimes a good idea for me to see the home before starting a CMA, especially when a home is uncommon in some way, or has unique features or amenities. I will be happy to make arrangements to visit your home in person. Seeing a home with my own eyes can uncover things that aren't apparent otherwise, and which may add additional value to your home.
